Issaquena 16th section bid$$$$$$$$$$$$$$$$$$$$

Well, I went to Rolling Fork and put my bid in on 646 acres of 16th section land around Rolling Fork. I know the winning bid in 2004 went for $8 an acre so I used that to gauge how much I would bid. There were four groups of us in there including the present leaseholder. First bid is opened which went for $18,000 total which is around $28 an acre. Needless to say, I was done quick. Next bid was opened and it went for $31 an acre. The previous guys bid was around $20 an acre. Then the two other groups started to bid against each other and got it to $27,000 and stopped. Next, the old leaseholders and the lawyer they brought, walked out and came back in with a $28,000 bid since they had the option to match the highest bid, and that was that. So they went from paying $8 an acre to now paying $42 an acre. That was insane.....those deer would have to turn into playmates at night and those ducks would have to cook me breakfast for it to be worth half that much. And that land will never go for less than that in all probability. Back to square one.

My family owns around 2,000 acres in Issaquena county. If people are willing to pay 42/acre to hunt land in Issaquena county, we may have to lease it out and quit letting all of our friends hunt for free. We could use the lease money to go buy some more land at those kind of prices. I have hunted this area all of my life, and I guarantee there are maybe two places over there worth that kind of money (Derr Plantation and Vandevender's place). Where is the section located.

Gant, it's NW of Rolling Fork off hwy. 16. The Sharkey Cty. line is the eastern border of the land. It's right past Lorenzan on the right if you know where that is. What part of Issaquena is your land in? I hunt with a friend who has 1,200 acres of family land around Valley Park that we hunt. It's real good hunting and we are the only ones that really even hunt it.
I couldn't believe that land went for that price. I know some 16 section land on the Big Black has gone for over 40 an acre recently but that one went for 8 an acre in 2004 that I bid on. Your lucky to have your own land. I wish I was in your position.

I know ATCO bases their lease prices heavily on 16th bidding results. Good hunting land in south Issaquena cty is currently leasing for a good bit less than much poorer hunting land in Jefferson and Claiborne counties because of that. If $42/ac 16th lease prices are a trend, folks in ATCO clubs around Steele Bayou and Valley Park might better watch out when the lease comes back around.

SNOT did you go look at the property? I looked at the aerial photo on MSN and it appeared to be mostly wetlands. We were thinking of bidding on the land but we would of been about 32K short!!!

Yeah I know of two different 16th section's in Madison County that went for over $50/acre, that's just plain ignorant!

I didn't actually go on the land, just rode by it. My bid was nowhere near the winning bid. Mine was $12 an acre, ha. There is no way I would pay $42 an acre.

No we did not up the bid to 28 either just matched the 27! We've been there for 55 years guys what did you expect!

Well then why don't you just lease us the deer hunting right's only to cover some of your cost?
