Madison/Rankin Area Housing help

Fellow’s wife and I are probably going to get out of Vicksburg. Been here our whole life and frankly the schools have gone downhill and I don't see it getting much better with the current political/social make up of Warren County. Kicker is I will still be commuting to Vicksburg for my job. My wife shouldn't have a problem finding a job over there. If I live in Madison County I need to be somewhat close to the Hwy 22 or the Trace, this will make it a little quicker for me. I saw on some old post where guys were talking about a community in Rankin County but I don't know where to start over there. I have a good friend that just relocated to Madison County and built a house in a neighborhood (Grayhawk, or something like that) and they say they like it over there. My wife is planning to look at a few of the schools but honestly I don't know what the better elementary schools are in Madison County. Any help or advice would be appreciated. This isn't going to happen quickly; we remodeled our house last year and still have some small things to do before we sell it.

In Rankin County you have the area around the reservoir and Brandon(Propper). Brandon is where I live and right off I20. I will say that the around around the reservoir and flowood are about as far away from being able to jump on the interstate as you can get.

Greyhawk is a really nice newer neighborhood and really close to Germantown middle school. I don't have kids but my boss has three boys there and they love it. I live on the opposite side of the interstate and don't ever have trouble getting on the interstate or the trace.

Have you considered Clinton? Clinton schools rank right up there with Madison's.

If you go the Madison route, Livingston and Hartfield will be your quickest route to Hwy 22 as both are right at or less than 2 miles from it. Livingston has some houses for sale, but building is the key there. However, it is very $$$. Hartfield is a very kid friendly neighborhood with pool and the works. Houses are 2000 - 3000 sq ft. Most selling at $100 - $105/sq ft.

Lake Caroline, Ashbrooke, Greyhawk, Johnstone, Devlin Springs, and Hathaway Lake are all right there within the same vicinity but some a little farther away from 22.

At the subdivisions mentioned above you can probably find houses anywhere from 1,600 sq foot - 4,000 sq ft. cost ranging from $180,000 - to close to $1mil. depends on how you roll.

I know that most, if not all of the hoods listed above have a member living in them. Any other questions, let me know and I will help the best that I can.

Like most, I have an opinion and I like to share them.

Realistically we will probably be looking for something within 2500-3000 square feet.

You could move to the Flora area and be able to hit 22 over to Edwards at I20 then to Vicksburg. Kids could go to Madison Schools.

There's a nice house for sale off Cox Ferry Rd right now on 23 acres...3100 SF for upper 300's.

Clinton would be an option, lived here a long time.....schools are great but Clinton has "Hinds County" problems now - but any town within the vicinity of Jackson is going to have to fight that, including Madison to a degree. It has already bled into Ridgeland alot in the past 10 years. The bad part about Clinton is we are on the wrong sides of Jackson - West and South.....Madison and Ridgeland are at least on the north side of Jackson.

Exactly, we are battling that right now in Vicksburg. It's sad but folks are fleeing here left and right. I know Clinton has some nice areas but it's just to close to S Jxn for me.

I live in Cornerstone in Brandon right off 471. It's about 3 minutes and you're on 20. House sizes range from 2100-3000+ There are several in there for sale right now and it a friendly family oriented environment. Everyone keeps their crap up. Pool, tennis courts, lake with boat launch, they also have a clubhouse that is rent-able for a small reasonable fee. CWINK can sale/transfer all the guns you want as he's right down the street...

I heard that....I honestly think the best option in the metro area is Rankin County as far as worrying about the thugs becoming too prevelant.....they seem a little scared to cross the Pearl River....

Instead of only hearing "we're going to bring businesses to Clinton" from the Mayoral candidates I wanted to hear "we're gonna keep the thugs out".......profile the hell out of any Caprice with tinted windows and rims coming down hwy 80 from Jackson into Clinton....I don't care how you justify pulling them over but don't let them feel comfortable coming through Clinton, especially late at night. Definitely not PC but everyone can keep sticking their heads in the sand or they could get more aggressive with it and let them know if they're gonna come here they're gonna get looked at.

My wife is teacher in Madison County System & can answer your wife's questions about schools. (PM me for her number)
As far a hoods go with easy access to 22, there are several that have already been mentioned.
You just need to decide if you want to be in the Madison Central or Germantown zone. certain parts of Caroline are Canton zone (which you don't want)! Other parts are Germantown.

Our kids go to Germantown but we currently live in MC zone. About to try and change that though.

Not updated though as Germantown High is not shown, but basically, Crossing & Mannsdale Elem feed into Germantown Middle which feeds into Germantown High.

For you to get over to Vicksburg quickest from Rankin County I would second Cornerstone. However life is nice out by the Rez in Rankin County too but drive time might be a little longer.

In Madison County that could cost you from $115 a foot to $160 a foot depending on the neighborhood. I persoally like that Germantown area beacause of the growth and appreciation. But everyone has their opinion. Good luck with the move.

BTW, what street is your buddy on in Grayhawk? I'm moving out there next month.

Madison/Rankin are both great, I've lived in both areas. Currently live in Rankin near teh Rez... I'd had to say you will get more for less in Rankin county (house wise). I bought 5 acres in Rankin where I could only get 1 acre in Madison... good schools, close to Dogwood, close to Rez, etc...

I know where there is some beautiful land for sale, so PM me if you want.
