I sure would like to know what the cash flow is in that place. Assuming the #'s are accurate. They probably sell a lot more merchandise than we give them credit for.

Wildfowler, I'm sure they do sell alot of merchandise and I have no idea what their numbers are but as a businessman myself I wouldn't be interested in his merchandise or his location for the alleged asking price. First of all the location sucks (even thought there is alot of exposure being on I-55), second if MM does own the building I sure wouldn't sink the money needed to purchase just the building on that location (I would seek a different location with ease of ingress and egress), and third is the most important: location, location, location. If you have the location and you can KEEP the customers happy (the customer is always right!) and have the product the customer needs, then and only then do you have a winning combination.

Agent, what part of town do you live in? I think that location is about as central to the metro area as you can get. If I were interested in buying it, I don't think I could ask for a better location.

I can say that the asking price would have to justify itself to me in that I would need to know what the potential future sales are going to be. I can always order more inventory to accomodate any current shortfalls. If the numbers justify it, and if you were looking for a business to buy, why wouldn't you want to buy it. Will the asking price allow it to pay for it self, or will it loose money?

I don't know, but would like to.

Where'd you here 2.5?
I think that's unrealistic, the real estate is not with it.
It's a little hard to get in and out of, maybe bc my 96 truck takes a football field to turn around in, but it is a central location.

Wildfowler, my business is located near the Reservior. I'm not saying that the MM is not centrally located, I'm just not crazy about that particular location. Yes the traffic on I-55 is there no doubt, but the ease of entering and leaving the business sucks. I have no idea what property is valued at near that location but I've seen the building the MM has and regardless of where it's at I still don't believe that that building, established customer base or the merchandise is worth the asking price. Not to mention the crime rate in that part of town.

MallardChaser.. the amount on the asking price came from a very reliable source, one that I trust. I wouldn't have posted the amount if it had not been correct.

I just believe that with $2.5 million that I could find a better location and stock it to suit the needs of the customers and hire help that would make sales and not enemies.

I too heard from a reliable source it was a lot less than that.

Do the math, if he's making $300k a year, 5 times that is $1.5 + inventory.

I doubt he has a mil worth of clothes, and you'd be a fool to pay 5x earnings on a retail business like that.

Just my 2 cents.

You're guy may be more reliable than mine, not trying to strart any sheit with you.

Chaser...All I have to go on is what my guy said...someone on the inside of the outdoor retail business. The price does seem high to me too but again that's all I have. Your source may be more reliable.

No problem here because I'm not gonna go out and get a loan to purchase it anyway

not trying to stir the pot here any, but coming straight from the horse's mouth.. He told me that has averaged 2.2 million in sales annually... So 2.5 might not be that far off.. He could of been just blowing smoke up my butt, but that is what he told me

 Yeah he is blowing smoke alright, there ain't no way that he has made that since he has moved. Now when he was in Ridgeland might be a different story. Hell he ought to have his rear kicked for moving anyway, all he had to do was pick up those cardboard boxes and he would still be there. The owner of the building kept asking him to pick them up and Jeff kept blowing him off. So finally one day Jeff mouthed off to the owner when asked about the boxes and the owner told him to pack his s---. I wondered why they up and moved so fast even after they added on with there fishin stuff next to them. Now that came from a very reliable source that I trust. It was very funny to see the article in the paper about how he was moving to a better location. Heck it did'nt get any better, except now people can drive by and wonder how much stuff gets stolen from there each night. That's what he gets for running his mouth, ought to have had his stuck up ass kicked :)

What inventory items were selling that would equal to 2.2 million in retail sales?
