Sometimes you just have to close your eyes, count to ten, take a deep breath and remind yourself that you wouldn't look good in prison stripes... and just smile at that dumbass and walk away.
Wildfowler, I'm sure they do sell alot of merchandise and I have no idea what their numbers are but as a businessman myself I wouldn't be interested in his merchandise or his location for the alleged asking price. First of all the location sucks (even thought there is alot of exposure being on I-55), second if MM does own the building I sure wouldn't sink the money needed to purchase just the building on that location (I would seek a different location with ease of ingress and egress), and third is the most important: location, location, location. If you have the location and you can KEEP the customers happy (the customer is always right!) and have the product the customer needs, then and only then do you have a winning combination.

Agent, what part of town do you live in? I think that location is about as central to the metro area as you can get. If I were interested in buying it, I don't think I could ask for a better location.
I can say that the asking price would have to justify itself to me in that I would need to know what the potential future sales are going to be. I can always order more inventory to accomodate any current shortfalls. If the numbers justify it, and if you were looking for a business to buy, why wouldn't you want to buy it. Will the asking price allow it to pay for it self, or will it loose money?

Wildfowler, my business is located near the Reservior. I'm not saying that the MM is not centrally located, I'm just not crazy about that particular location. Yes the traffic on I-55 is there no doubt, but the ease of entering and leaving the business sucks. I have no idea what property is valued at near that location but I've seen the building the MM has and regardless of where it's at I still don't believe that that building, established customer base or the merchandise is worth the asking price. Not to mention the crime rate in that part of town.

I just believe that with $2.5 million that I could find a better location and stock it to suit the needs of the customers and hire help that would make sales and not enemies.

I too heard from a reliable source it was a lot less than that.
Do the math, if he's making $300k a year, 5 times that is $1.5 + inventory.
I doubt he has a mil worth of clothes, and you'd be a fool to pay 5x earnings on a retail business like that.
Just my 2 cents.
