How to evict tenant when buying a new property.

We seem to get by with more in a small town than yall big town guy's.I had a buddy that had this problem (behind on rent) told them (renters) he needed to clean window unit and do maintaince on door hinge's.This was in the summer he took the unit out and door's off heat and skeeters won needless to say they left after a day or so.I'v had to deal with 2 for my father in law got 1 out kinda easy the other after going thru the eviction deal he got smart and said he had 30 day's.I told him he had 3 and every day after that I was gonna beat his booty he knew I meant it was gone in a day and a half.
