Rice Field Question

thanks for the help scooter & jeff, one of the reason i think the price is high is b/c it is only about 12 miles from stuttgart the way the crow flys. It is real close to a big lake, and there area few other blinds in the area. The farmer has another field he is leasing about a mile away. Seems like leases in AR cost more than MS. If any of you know any people who has something open in either MS, AR , please send me an email.

Lazy, I usually lease land in the MS delta and pay approximately half that price. If you are close to stuttgart you should see ducks but those ducks receive a great deal of pressure. Good luck and do your homework...

Rice Field Question

Me and a buddy are talking to this farmer about leasing his rice field, the field is 85 acres, guaranteed water, and two blind furnished. It is located around the clarendon area. The price is 5000, wanting to know if everyone thought it was reasonable or what?

we have 95 acres rice field at clarksdale,$3500.00 a year. it's all in who you know,and where it's at. do your homework on the land. bird's killed,water, pump's. it all has to come in play as one.

It would seem kinda pricey to me. Bein the fact that 85 acres aint huge. If you shoot out one blind, you are prolly gonna shoot out the other blind or at least make the ducks in that area pretty weary. Now if it's 85 acres and there aint another blind around for miles well then that's a different story. I would want to know how many blinds are in the immediate area. How much pressure in that area? How many birds killed there last year? Are there refrences? For 5K it would have to be a pretty great set up. Also keep in mind if you pay that you let more farmers know that hunters will pay 5K for stuff that may not be completely worth it and the price will continue to go up on leases. Just my 2 cents.

With the lease bein' around Stuttgardt that changes the equation a little. Anything in the area of Stuttgardt is gonna be higher than anywhere else cause it's Stuttgardt. There are normally leases all over E. Ark that are less than that. Also stuff in Miss. just gotta find them. Check the papers, call some co-ops in the areas you are lookin' to hunt, they may know of some farmers that are lookin' to lease. Also drive the roads where you want to hunt and ask, maybe not ask to hunt for free but see if ya can work out and arrngment of some kind.

like someone said earlier, you'll see alot of ducks. i hunted a rice pit in ark 2 years ago for 2 day's. we saw more ducks than i've ever seen. the only problem was that there were numerous other fields in the area that didn't have decoy's, callers, gun's etc. we killed a few but mainly watched the ducks go down elsewhere. we tried everything. moving, more dekes, less dekes, little calling, no calling, lot's of calling, laying in the mud and water, nothing worked. killed em early , once the light got up good and they could see the blind clearly, we might as well have had hunter orange on, also lots of pressure in that area doesn't help either.(it was the same the whole season in this blind.)
i hunted in the ms delta in a rice field w/ a friend while i was in college. there were 3 large fields together, not 10. we had an upright blind on a levee. we killed the sheeit out of them. not near the pressure in the general area, ducks weren't blind shy.
check the ms delta..on the old forum under the classifieds i think there are several leases listed. www.duckcentral.com has lots of leases. good luck.
if the pit in ark is open for lease, it's usually open for a reason!

The farmer hunted this field last year as one of his holes, he needs the money this year, thats why he is leasing it out. He said that they shot a lot of ducks last year. But people will tell you what you want to hear. I haven't seen that many places for lease in the MS delta, AR are easy to find. Maybe I am not looking in the right place.

I hate to sound so negative, but if it's a good spot, and it's only $5k, someone he knows would surely have leased it by now. I may be wrong, but farmers frequent co-ops, and have bug men who hunt. Word gets around quickly when a good hole comes up for rent.

$5k ain't unreasonable considering the area. clarenden sits right on the banks of the White river and almost in between East lake and Maddox Bay. It's not more that 5 miles from Peckerwood lake, which is part of the famed edgar queeny estate known as "wingmead". I have spent quite a bit of time hunting the area, and I can tell you that $5k is middle of the road on prices. It's real duckey down there and a bonus is that you'll probably see some giant honkers while your down there too.

Finally got our group of guys together, we are going over there today to put a deposit down to hold it. Thanks for the input QT, the wingmead farms area is suppose to be fanatastic, only time will tell. $5K is the run of the mill for that area, from what i have seen. Thanks for everyone's input.
