From what I understand (this is the opinion of a guy who had to ask where it is located), it is one of those places that ducks have been frequenting since time began, like Beaver Dam, the Boogar Den area (Fighting Bayou), or Bayou Meto, etc. Furthermore, it is by-in-large green tree hunting. I am familiar, to an extent, with the overall area. Bill Dunavant, at one time the largest cotton buyer in the world, has a place west of YW called Buzzard's Roost. I have seen literally thousands of ducks over that place on multiple occasions. I am sure the guys who hunt this area can attest to the fact that this is just a natural sub-flyway in the state.

I think a lot of people used to have access to hunt the place (YW), and then James Kennedy, whose family owns Cox Communications (worth ~$12 Billion) bought it. I have heard various stories about the place on this website about him buying up the land around his place, building an extensive levee system, huge lodge, etc. I think a lot of people hate on the fella. If I had the money I would have bought it too. Just because he is rich doesn't mean he has to accommodate all of us common folk.

I personally know a guy that with a small group bid $20 million for it and Cox came in at $25 million. They couldn't believe they got outbid. I can't remember the exact acreage.

From my recollection from a post on this site, I think the initial acreage was 5000 acres or less. $5000 per acre in Mississippi is tough. That amount for acreage in the Mid-West is common and in some cases cheap, but not for acres of trees in the Delta. I think he has added to the acreage since then...again my only knowledge comes from postings on this site.

They must wear out a ton of power untits and heads over there. I have never heard so much noise pumping duck water. He definately pumps a many a gallon on most years. I can hear the motors whining from my farm way before anyone else is pumping.

The cost of water is the least of his concern. Jet fuel is more of a concern. When the manager calls and says the ducks are REALLY here, he will fly in for a quick morning hunt.

Acerage is about 7K. One of the prettiest pieces of ground you will ever lay eyes on with regard to duck hunting.

Jim Kennedy is basically retired now. He almost lives down there from open to close of duck season.

one thing you guys also need to realize is that even though he does have one very large magnificent place he has also contributed countless dollars to conservation organizations to ensure that we will all have waterfowl to hunt. There will alwalys be rumors bout this and that but the bottom line is that even though we will probably never get to hunt there he has done a lot for the ducks over the years. And you ought to see some of the deer on that place they are giants and all he does is bow hunt them. It is just a place the ducks have always used and will continue to use. It is really an amazing sight to just ride by his place and other places near him to just see the waterfowl there. I actually saw a albino mallard last year on a bar pit close to his place and that was cool.

I saw him one day on an afternoon ride as well. Went riding with a buddy about a week later and was telling him about it. Low and behold, there it was again. Both times I saw it, it was right up next to the levee
