AVERAGE PRICE OF WATERFOWL LEASE IN MISSISSIPPI?????????

What's the going market rate of a waterfowl lease in your area? I know the price varies by a lot of factors - location, proven area or "history", pits, crops, guaranteed water, what a specific someone is willing to pay. I've seen them run in the $20/acre range and even higher in Tallahatchie County. BUT - reckon what the average is? Thanks for your response.

This will be an interesting topic I bet :lol: DucknRev is right, WAY 2 MUCH. I know of places in Tunica County that bring over $100 acre,if you figured it by $ per acres, but it not the size it's the location and history. I know of a 15-20 acre hole that the rent is $15,000 on. I know land(1200 ac.) that has ducks on it consistently that only has about 2 acres that are "ducky" that brings $8,000. I was offered $10,000 a year for one of my holes (60 acre lake) several years ago. Wasn't that long ago most folks laughed at us for duck hunting and we were allowed to hunt just about anywhere for ducks. Folks didn't mind cause no one else hunted them. Renting out duck hunting land for BIG $$$$ has ruint that and will probably get worse. Hell I had a fellow that owns a couple hundred acres north of town come to me and want me to help him rent out his land for duck hunting for $50,000. The land has no history of ducks, does have a well on it and close to the river. When I told him he was way overpriced and you just can't make duck land he got pi$$ed and left. I don't know where they get these hair brained ideas. Kinda like land around here, everybody thinks because it's in Tunica County theres a casino on it and it's worth a 1/2 mil an acre. 8)

I am paying what amounts to a little more than $30 per acre for rice and bean fields in Arkansas. This property has good history. Two miles from our place, a farmer has land for lease at what amounts to $15 per acre. I would not give him $5 per acre because ducks seldom use that property. I have seen a single duck blind with 40 acres on the Cache River in Arkansas lease for $12,000 per year. I don't think there is an "average $ per acre" but just what the market will bare when it comes to leases.

price varies per hole. appearance matters. history matters. area matters. guarantees matters ( guaranteed water, pit pumped out, blind brushed, ...)

Heard of a farmer with 800 acres of catfish ponds that he intends to lease for $200/acre! Anybody intersted?! Hehehehe. Anyway, that's what got me to wondering.

MALLARDBUSTER I HUNTED IT LAST YEAR IT WAS GOOD BUT WASN'T GREAT. HE FOUND TWO LAWYERS FROM MEMPHIS THAT WON 30MIL A PIECE FROM THE PHEN-PHEN CASE. THEY GOT MORE MONEY THAN SENSE. I PICKED UP 15 DOZEN NEW G&H DECOYS THEY LEFT IN THE FIELD
