Anyone have a camp on Anderson Tully property!
Does anyone else have a camp on AT property. If so what do yall think about them charging $100 bucks per camphouse on the property in addition to the lease. Seems like good old AT is starting to get greedy. I got stuck with the $100 bucks this year but it will probablly be the last time. My wife and I have discussed it and we will just try to buy a lot nearby somewhere.
I cant see paying $100 every year if you stay in a camp for any long period of time. And if it is like their leases the $100 campsite fee will be going up before too long also.

peewee... It's the same on IP property too. I just joined a club that leases land from IP and they said in order to move a camp trailer in you must pay the $100 dollars a year to have it set up.
Sounds like the timber companies have found another way to make money besides timber. They know that we will pay it because we need a place to stay. Just another notch against the average man in the above average world of hunting.

I grew up hunting at Tennessee Bar, an Anderson-Tully Club.
I know for a fact these guys are far from greedy. Costs of timber and lands destoyed each year are on the rise as are the crappy buildings people call camps.
I think it is a ploy to make folks pay up, fix up, or tear down structures on their property.
I think you will be hard pressed to rent anything for less than $100 a year [img]images/smiles/icon_eek.gif[/img]

wngrog, well I can tell you this. My camp along with the neighboring camp was told by Tim Evans (AT assistant wildlife biologist) that the leases were locked in for 5 years and the accontants had to find a another way to make some money.
Being that AT just bulldozed every camp but 2 down on my reconverted club I doubt that its because each camphouse is crappy.
If you want to go on the cost of timber or timberland being destroyed each year. Why not question some of the foresters you hunt with at Tennessee Bar. I know several of them dont agree with the timber management tatics they are employing right now. But thats all right, look at Oak Ridge hunting club for example. I heard they sold it b/c they couldn't get the timber to regenerate. Cut the crap out of everything on a sandbar and what do you expect.

I have seen it first hand (helped bid Diamond Island off for a lease for $38.50 an acre 3 years ago). AT has just now jumped on the band wagon. IP has been on the band wagon. Out of 72 IP DMAPP Clubs in the Coles Creek Unit (Central MS) guess how many are leased from individuals from MS. Less than 10, I know I counted them for 2 years.
I'm telling you the folks around this area aint gonna have a place to hunt before long. I see some of my friends fathers I grew up hunting with that have stopped now. Cant afford it, and dont want to put their life on the line at DNF. You ever been at DNF on opening day and heard bullets wizzing through the woods. I have and it aint fun.

You are right, they have been cutting the HELL out of their woods for about 5 years taking advantage of weather and the market.
Sure they are going to regret it one day, but the current owners would sell tomorrow if they had a buyer.
One thing to remember is that the trend these days is for large corps like Tara and individuals like Vandevenor to buy up land that is for sale.
Sure it sucks that these guys are imposing fines and regulations on the "working man" who leases their land for hunting, but I forsee leasing Timber Company land to end in our generation.
Gloom and Doom? Maybe, but I can say that if there were ever a time to band together as a group and purchase land for the future of hunting for you and your family, the time is now!
In Texas leases have totally gotten out of hand. Everything is covered over here, it is BIG BUSINESS. One of these days the people with big $$ are going to turn their sites on Po ole Mississippi and out bid us all. [img]images/smiles/icon_sad.gif[/img]

Do you know if AT sold the back entrance to kingspoint to pawpaw?
I was told they(pawpaw)were in neg. w/ AT and another land owner on the north entrance to the Island.

SDelta & peewee... I had a landowner of Paw Paw contact me last year about his share for sale in the club. He contacted me through a friend. He was interested in selling his share of 1/17 of the entire club for around $400,000.00 or possibly leasing his rights for hunting for around $12,000.00 a year which both would include a camphouse, truck, one guest privilige. He was doing this because he was getting older and not as interested in hunting anymore. As you can see this WAY out of my reach but I forward his email to some friends whose reach it was in. Do you know if he might have sold or leased it or if you're interested you might contact someone with Paw Paw. Just a little note on what I know about it.

Way to steep for me!!! I bowhunt as a guest on kingspoint and it is about that time of year they start doing maintance on the ferry. The back entrance is the only way in but the county must get permission from AT.

i know what you mean....Me and a buddy bit the bullet and bought(still paying) some land. I figured the way the stock market is going and the way that land is rising that I could not go wrong. It takes alot of time and work to keep up a place when you live 80 miles away. Hopefully my kids will thank me one day. I think my dad all the time for the little property he bought. At least I will have somewhere to go when all the big dollars buy and lease up all the land!!!

Guys. Oak Ridge Hunting Club has been purchased from AT. I am one of the investors and it is being handled much like Paw Paw and other surrounding clubs. We are fixing it where King's Point will still have access from the North end when the water is too low for the ferry or they want to bring in a house trailer. I think this has to be done before hunting season which I only see as being fair to all parties, which is what our new club wnats to do. I bought into this simply because it has been what I wanted to do for years and I cannot afford to go out and by a piece of property like this by myself. I will not be selfish and if any of you guys would like to go with me sometimes I would love to go and learn from you and possibly make new friends. I hunt deer, duck and turkey, but am kind of new to duck hunting. Any of you are welcome to e-mail or pm me and I will give you details on the club. I think we have 3 more openings and will have a total of 12 shareholders. We are not a bunch of rich pricks, just love to hunt and have realized the smae things that you all are realizing. Land is not getting any cheaper.
