I have a piece of property (60 Acres) in attala county that I need to get a couple of bids on the timber. I also need to find a place where I can preorder around 4000 oak trees and 1000 pine trees to plant next winter on another piece property. Any help would be appreciated......

The best route to take is to get a reputable timber man to come out and cruise the tract of timber and then get an appraiser to give an appraisal on just the land. Take the two numbers put them together and wham!! You have your price. Then call your extension service and let the great state of Mississippi do work for you. He will tell you all the options that you have about cutting, planting, and even some tax tips. One thing to keep in mind when asking for a timber apprasial. You may very well be handled a bill with the timber apprasial. I made that mistake and was handled a bill for $800 when I dedided not to sell. Just ask before hand if there is a charge! [img]images/smiles/icon_confused.gif[/img]

If you are thinking about selling your timber hire a professional, registered forester to do a cruise. He will charge around $5- to $8 per acre and typically, if he handles the sale of the timber he will deduct that cost from his commission on the sale. (Which is tax deductible too) If you just need an idea of the value the local MS Forestry guys can help but don't be in a hurry as they may take a while.

Think about it this way. Even if you don't intend to sell you could potentially have six figures of timber there now and certainly in the future. You know what is in your bank account right? Retirement account right?? Timber account? No idea. Get a cruise and bore a few trees to get a growth rate/year. Now you have KNOWLEDGE of what is there. For instance $XX,000 worth of timber growing at XX percent per year.

If you do intend to sell the timber the forseter should bid it out on the open market at a specified time and you should recieve bids in varying amounts. You will be surprised at the $$$ differences they offer.

A tract your size is ripe for getting screwed because it is small enough for anybody to log and log quickly. You are in the heart of logging country.

I am not a forester but have seen hundreds of thousands of dollars worth of timber sold and will tell you the only way to go is with an experienced registered forester with a GOOD reputation. Otherwise let the seller beware!!

There has been some excellent advice given so far. As a forester, I do recommend you hire a consultant to cruise the timber and then he will send out bid notices to several companies within your area. Like modux said, you will be very surprised at the difference in bid amounts (one of the benefits of taking sealed bids instead of taking the first offer from JOE BLOW). The consultant will also help you with locating the appropriate seedlings to plant as well. If you would like a list of consultants in your area, just let me know.

Bear what do you think foresters do. Go out there and bust their butt for nothing. They got families to feed too.

where is your timber located....???

I did a partial cut a few years ago on some timber out from Valley Park (north of mahanna)....had a company out of brandon to handle everything on a percentage...

They did a real good job...marked lines, marked timber, counted loads, fixed roads, and did not let the crews drag trees and damage what was left....

A good way to judge a "cut" is how many trees are damaged that are left...

anyway...I am sure there may be a better way, but I was happy...

Base land old beanfields that are in CRP is selling for around 800-1200 the last few years...then add what timber is on it....

Not to hurt anyones feelings...but a pet peeve of pine is person complaining about the damage done to trees by dragging. Research at MSU as proven that trees are not negativly affected by damage done around the base of a tree by dragging.

Peewee, I have no problem with anyone making a living, but I asked if he could give me an estimate of the value, just as you would a contractor to build a house. He never explained that there WOULD BE A CHARGE to do so and it came as a surprise. I had never sold timber before! My point is to know that to ask for an estimate will carry a cost if you do not have the forester sell it!

Forester's can practice good business just like everyone else and tell the customer what customary charges will be!
