Duck Land For Sale

I know of some property in the heart of the delta that is in the heart of a break that is for sale. I have hunted there as a guest off and on for about 25 years. It is some of the best hunting I have ever experienced (with the exception of last year).

What is it worth? What does that type of duck land sell for these days?

How many acres? Any harvestable timber or is it just a brake? Any cultivateable acreage? If so, what type of crop basis? These are all important factors.

It's difficult to get favorable financing for property that doesn't produce an income, and there are alot of factors that go into placing a value on the propery. Some more details will get you closer to getting an accurate estimate of value.

All water. Mostly thick with Tupelo Gum and a cypress tree here and there. The only real value is duck hunting.

What's the acreage? What type of access? What area of the Delta (county will suffice)?

Also, what part of the Delta? What town is it near? And are there any encumberances i.e waterbank program? And would there happen to be any improvements such as a lodge or wells?

It sounds good, but alot more information would be needed to estimate value.

if the property seems to be of huntin value, tell the landowner that you HATE ducks... talk him dowm and hope for the best.... can't hurt

WAIT 'TIL AFTER THE SEASON DATES ARE ANNOUCED AND EVEN BETTER 'TIL AFTER NEXT YEAR. IF IT'S ANOTHER SLOW YEAR, FOR MOST, LIKE THIS YEAR, THAT'LL HELP YOUR PRICE I'D THINK.

IT WOULDN'T HAPPEN TO BE NEAR YOUR CAMP WOULD IT?

It is not a secret duck hole. The land owner and all the locals know how good it is. It has easy access, and it will sell quickly.

I just was wandering what that type of land/water sells for in the delta.

HDC, no one wants to answer your question about the price of good duck land, so I'll tell you what I've seen in the last five years. Like the others have said, the price depends largely on improvements, access, encumbrances and income-producing capability. Also very important is duck hunting quality. I have seen tracts sell for as little as $650.00 per acre and as high as $2500.00 per acre. If the land you're looking at is well-known, the price will probably fall between $1000.00 and $2000.00 per acre. The days of picking up a bargain duck hole are for the most part gone.

Thanks Hambone. Your guess is about what I was guessing. I was really looking to see what the top end prices were these days. I am guessing this place will push those limits.

Guess I will need to go to the boats and have lots of luck.

Just think, if the ducks go to hell you can always ride around in your boat on your new place and look at the tupelo's and ponder if it was worth it or not. That's alot of money for ducks only. Of course if I had it I'd be doing the same thing. Good luck!
