Because the median home price isn't $750,000.

Also it's clean, safe, no traffic, good business opportunities for what I do, close duck hunting, and Mississippi isn't going bankrupt like California is.

I am a Marketing Manager with a hospital and a part-time real estate investor. But, if we move to Olive Branch I will invest in real estate full time.

That's actually how I found Olive Branch, I was looking at some property in Oxford and drove through OB on my way back to the Memphis Airport.

Instead of saying, "Hi. Are you fellows preparing to go duck hunting?" say, "Hey, y'all fixin' to go duck huntin'?"

I'm sure others here can give you helpful phrases that will help you fit right in. I would not recommend, "Didn't you guys down here lose that Civil War?"

Nor would I think you should say, "Can we meet by the restroom at Pellahatchie Bay Park? I'll be the one in the Orkin uniform."

You may also want to avoid the phrase, "That's not how we did it in California."

AS for being from the mid-west, I think the folks there are great...very much like Southerners...very tied to the land.

Go ahead and get your fiance started on a counted cross-stitch for the entry foyer that says, "Northern by birth,Southern by the Grace of God!"

Hope to join you "back home" in a couple of years. I'm buying some land now just to make that commitment.

Thanks for the info Crow. The one thing I really liked about Olive Branch was the people at the drive through spoke English, or at least a version of English with a strong accent. Out here they only speak Spanish, so as a minority (Illegal Mexican Immigrant is the majority) I have no clue what they are saying.

I reckon I'll be ok.

Best tell your lady-friend that she has to mind her P's and Q's, too, when it comes to proper decorum and public rhetoric.

If she ever hears a Southern belle say about her, "Well, bless her heart!" ...that ain't a compliment. It actually means, "That snooty b_tch is dumber than a box of rocks...and proud of it!"

There are many more subtle attributes to the Southern dialectic that you just have to experience to appreciate.

Koz..good point about the public land..I had read that Cali had 1.5 million acres and assumed it had some good waterfowl habitat..I have a good friend who lives in Sacramento..he says the Sac Valley is good duck hunting but for the most part its private..

I am from SW Mississippi which is a long way from Olive Branch so I don't know much about public opportunites in that part of the state..

However I have hunted on Sandy Creek WMA and St. Catherine Federal Refuge in SW Miss.

St. Catherine hunting is only allowed in certain areas and only on Tuesday, Thursday & Saturday..The hunting is "ok" depending on the weather and the water level of the Mississippi River.

Sandy Creek WMA has some good sloughs and creeks to shoot wood ducks but its reallyl not worth going because you can only kill 2 per day.

At some of the WMA's out here you're lucky to kill two ducks.

The Sacramento/central valley has lots of waterfowl, but most if it is private. A duck club up in the Butte Sink area starts at 1.5 mil, and that's not the entire club, that's like 1/20th ownership.

There are refuges, but you're pretty close to other guys, abuot 100 - 150 yards or so. Not a lot of public access for duck hunters, and freelancing opportunities are slim. On the other hand, if you do belong to one of those clubs, you shoot the crap out of 'em.

There really isn't that much public duck hunting land in CA. There is a lot of BLM land here, but none of it is suitable waterfowl habitat. Mainly lots of buzztails and quail. That with the fact that it's between a three and twelve hour drive depending on traffic and where you go, I think there are alot more opportunities in Miss.

Oh yeah, I think the skybuster originated here in CA. We sure have our fair share.

I grew up quail hunting..it is almost non-existent here in MS...I evny the good quail hunting they have in Cali.. BTW what is a "buzztail?"
