Moving to the Memphis Area - Need input

glad to see some people giving props to Jackson. good to hear.
I agree with most statements above. try to stay in the suburbs of Memphis but know that you will be paying $$$ for housing. Schools in memphis are similar to Jackson Public Schools if not a bit worse. There are some great private schools there but be prepared to pay Jackson Prep/Jackson Academy type payments to go there.

Movin to Memphrica
DO NOT even look in Cordova. If I had a choice, it would be Olive Branch, but my job requires me to live in Shelby County. Look on the east side of Germantown...Farmington or Dogwood elementary, Houston Middle, Houston High. Or look in Collierville. By the way, Money Magazine rated Olive Branch one of the best places in America to live for it's size. I work the Cordova area, and it is going the way of sections of Memphis such as Whitehaven, Hickory Hill, etc. Again, please do not even consider Cordova!!!

Don't know what part of Germantown you are from, but I have to fully agree with you on Cordova. Ever been on Germantown parkway from Wolf River Blvd up to Trinity either in the morning (southbound) or in the afternoon (northbound) OH MY GOSH....its an absolute nightmare.

There's only a few reasons why I wouldn't consider Arkansas. #1 them goofballs in West Memphis are NEVER, I repeat NEVER NEVER NEVER EVER EVER going to get finished working on the friggin interstate. When I moved here in 1982 they were working on it then....guess what, 23 YEARS later they are still working on it. There's ALWAYS a wreck on one of the bridges in the morning and afternoon. When that happens the traffic on that particular bridge will come to a complete stand-still and you will be there for a couple of hours. The bridge that doesn't have the accident will get so congested it will be extremely slow at best. They are building some nice houses in Marion, true, but where you get on/off the I-55 in Marion is about as dumb an idea as I have ever seen. Not trying to sound anti-Arkansas, because I am not. I just wouldn't recommend going there as an alternative to Memphis.

I can get to the Airport in 15 minutes from Horn Lake. Y'all oughta come up and look around ...2.5 hours from Jackson to Horn Lake, Olive Branch, and SouthHaven ...Bass Pro Shops is having a good sale, and, the Outdoor Extavaganza is this weekend as well

dutch - I am all about hernando, and will make it my final homeplace, but dang dude. IF I were you, being a resident of what we would like to keep a small town, I would be trying to push folks to the getwell, starlanding area. Great new schools, right on new arerial pathways to memphis and to the outskirts of and new public lands. Takes ten minutes from that area to be out in the middle of nowhere.

I have been designing subdivisions and dealing with municipalities, in that area, for a few years. The "hottest' thing right now is the area between Southaven and Olive Branch. Absolutely, no contest. There are three subdivisions there, that have more houses in the building process right now, that the whole town of Hernando does.
Hernando is growing, yes, but not as fast a some others. I welcome change, and there needs to be some of it. But I personally would like see what this New Mayor is going to do to the small town.
What is he going to do for the police, fire, and ambulance services there? the county services have already surpassed the city's.
I bet you voted for him.
Traffice in Hernando, can be worse, at peak times, than any other city in the area. Have you tried to get from Walmart to 'The Dip' from the time school lets out, until after 6 o'clock? or come from the west side of town to the interstate, in the morning? If you ask me the engineering firm responsible for that 'parking lot' needs to rethink the whole traffice flow.
I love the place, and will look over lots of this, but you gotta take them Rose-colored glasses off sometime.

I am all for new development in h-town, but I would like to see larger lots and floorplans. more future happiness than money now. There are so many places around memphis, that just built houses, and kept on building till people quit buying. now those same areas are run down low income places. and thet older, larger homeplaces like midtown are still thriving. I am a huge advocate of development, but have some friggin back bone and tell developers they cannot rezone AR to R-8 and make them dang PUD's a minimum of 1 lot per acre.

I would like to see 2,250 sqft. I know people would fuss, but if you can't afford it, then build somewhere else.
I bet g-town would not allow you to build 1600 sqft.
