Moving to the Memphis Area - Need input
Moving to the Memphis Area - Need input
I have been offered a job in Memphis that is too good to pass up. Born and raised (also went to college) in the Jackson area, so I have the normal anxiety about moving but it is complicated by having four young daughters! Don't post alot, but I know lots of you guys live up that way. I would appreciate some input on where to live pros and cons etc.
Thanks for your help!

There are lotst of excellent schools in DeSoto Co.; they are building two right now.
What part of Memphis will you be working in? there are several areas around the northeast end of Memphis that are great also.
What kind of work do you do? I lived in and worked in the memphis area my whole, short, life.

TN does not have a state income tax as opposed to MS. G'town and Collierville are good and the schools are good as well. I would not live in Memphis city limits unless you plan on sending your girls to private school, the schools are not the best. Cordova I would be leary of, thats just me. Depending on where you live in Madison currently, if I were you I would look in G'town or Collierville. Growing up in Madison county, Memphis is not that great, but the money up here is better.

Mick, my situation is very similar to yours. If you want, you can call me and I will give you the low down. I grew up in Clinton, and at 25 packed up and moved to Memphis for a job. Had no idea what I was getting into...
Jackson is small SMALL town compared to Memphis. Memphis is one of the most racial places in America. The blacks are in control of the city, and are in your face about it. Blacks control the government, the police and allot of the money. Ane the blacks have a shrine to their hero, M L King, and come here by the busloads to worship him. But hey, we have Elvis..
There are more car thefts in Memphis than any place else in the country. You will get your car broken into, or stolen within 5 years of moving here. Almost a guarantee...
Memphis is easily 4 times the size of Jackson. You can get anywhere in Jackson in 20 minutes. In Memphis, it is an hour and 30 minutes.
The company you are going to work for is on prostitute central avenue. Everything around the airport is drugs, pimps, and whores. There are 5 sleezy topless clubs within walking distance of your company.
Cordova is one of the areas that white Memphis is moving to. And it is bumper to bumper traffic like you have never seen in Jackson. A good 45 minute drive from your company. 90% of the kids in Memphis public schools are black. You will not want your kids to attend there. Cordova, G'town, Collierville, N Mississippi, or private schools.
N Mississippi, places like Hernando, are only a 15-20 minute drive to your company.
Germantown is old money. High dollar old money. Collierville is even higher $$$.
There is almost no deer hunting in the area. You will have to travel 45 minutes to an hour to duck hunt. But there is allot of it within an hour of here. But get ready to break out your check book. $2500 / year leases are common. Yes, there are exceptions. But growing up in Jackson --- will spoil you.
Its a very different world up here than what is in Jackson.
Yes, there are three reservoirs close to Memphis. But they are no where near what Ross Barnett is. They are muddy, and get pulled down to a good size creek & mud hole during the winter.
And if you have ever deer hunted south of Jackson, i.e. Natchez.... there is nothing like that anywhere close to here.
FedEx is cool.... and everywhere in Memphis. Transportation & trucking companies are everywhere, and several hundred flights a day leave from the airport. Compared to the 10 a day from Jackson.
Again, Memphis is ALLOT different than Jackson. Yes, I know Jackson still has its racial problems. But nothing compared to Memphis.

Mick, I sent you a PM, check it out. MSB I believe based on his description that he is gonna be working for Sofamor Danek aka Medtronic (I think)...and not Smith & Nephew.
I think I mentioned it before, but for those of you who don't know I recently quit Fedex after 16 years, and am now a Real Estate agent. I now work for Bob Leigh and Associates. I spent the past 7 years working as a courier for Fedex servicing (mainly) Collierville. I spent probably 10 to 20% of the time covering Cordova and Germantown. I have ran every route there is in Germantown, and all routes in Cordova except 1, but have helped that route out on occasion. Needless to say I know Collierville EXTREMELY well. I have lived in Desoto County since 1982 and know it inside-out as well.
Now on to the tax deal, yes MS does have an income tax...he's moving from MS, so he is use to that. In reality everything evens itself out in the long run. TN sales tax is a lot higher and property assessments and city taxes are higher.
Someone mentioned moving to Hernando, that would be a great choice. It is only about 20 mins up to the area where he's talking about working from Hernando. Granted, right now I-55 is under construction from Goodman Rd to the state line, but within the next year it will be done and will make a big difference. Baptist Desoto is adding a new "tower" for patient rooms and is suppose to be as good as anything in Memphis upon completion. There is a new mall going in behind the wal-mart complex at Goodman and 55, so you won't have to drive almost an hour to good shopping. (wolfchase)
Ducksbeus, if you are planning on moving to Hernando, the sooner you can do it the better. 3 years ago we bought our house for $137,000, right now it's worth about 154,000. The property values aren't going to keep going up that rapidly for long...truth be know they are starting to level out now.
Since you have 4 girls and school will be a concern of yours I would tell you to follow the advice given previously. DeSoto Central school district is the hottest area in Desoto County right now simply based upon the quality of the schools...and yes they are actually that good!!!
I hope some of this is of help to you.

It's better to have it and not need it, than need it and not have it.
memphis
lived in memphis for 35 yrs. finally got the heck out!!!moved to desoto co. last yr.and I love it.my advice is to stay in Miss.[desoto co.] the airport area is not to far at all.my boy goes to desoto central and I am very well pleased with it.I drive 25 mi. to work everyday.and it is well worth the drive.desoto co. would actually be closer to the airport area than g'town, cordova,or collierville.good luck any questions give me a holler.

I am adding to the words of most of the others here, stay in MS. Olive Branch, Southaven, Horn Lake, and Hernando all have good schools for your girls and they are building more schools now for future growth. Sure, you will be paying MS income tax in those locations but if you are in Memphis or Shelby County you will pay higher sales tax and much higher property taxes, so it about evens out.
I live in Benton County, MS, but it is a long drive to work each day at the Airport. I live this far out because I truely enjoy the country life and the fact that this county is my home area where I grew up. We have good deer, turkey, and small game hunting here and there is 52,000 acres of national forrest land in the county.
Most of the duck hunting is done on the west side of the state, along the river. For that you would be better situated in DeSoto County. And that area is a very short drive to where you will be working.
If you will be making the money then Collierville and Germantown would be a good bet, but you will be paying property taxes through the nose !! Bartlett isn't bad but is 2 or 3 time further from where you will be working than DeSoto. I'd avoid Cordova if I were you, it has its problems and traffic is just one of them.
Good luck with your move. This area, with the exception of Memphis proper, is a good place to live and to raise children. You have all the city conveniences while still being within an hours drive of good hunting and fishing.

I'm an appraiser from Grenada and do some work in Desoto now and then. Dutch is right. I would stay in MS and drive to work. If your working close to the airport it will not be a bad drive. I grew up in Jackson also and if it was me I would do the Hernando thing. Jackson and Memphis are two different animals entirly. Desoto county seems to be the white suburbs of Memphis anyway. Dutch is a good guy. If I were you I would call him up and let him show me around. And MSB seems to have a pretty good handle on it.
