in's and out's of leasing

i have never had a lease before i almost had one this year but lost it at the last minute maby a good thing i guess from the way you delta hunters are talking but im just looking for some advice about this for next year. how do you go about finding a good lease? what should you expect to pay what are normal responsability's of the land owner and hunter as far as running pumps leavy maintence etc. im sure this sounds stupid but i just have no idea really where to start i have mainly hunted public land thus far. also what is the best kind of field to lease rice beans or corn?

ON THIS ONE. SOME GUYS ON THE FORM PROBABLY
LEASE LAND THEMSELVES,

1-GUARENTED WATER
2-AMOUNT OF WATER-
3-KEEP THAT AMOUNT TILL THE LAST DAY
4-WHAT FOOD CROP WILL BE PLANTED
5-ANY FAMILY MEMBERS HUNTING THE LAND
6-ANY ONE POLICE IT
7-DO YOU THE LAND OWNER HUNT AND WHERE
8-WHO PAYS FOR THE WATER (FUEL)
9-CAN YOU MAKE IMPROVEMENTS IF NEEDED
10-IF ITS IN THE PAPER, IT MOST LIKEY AINT TOO GOOD, THERE ARE EXCEPTIONS, BUT MOST OF THE TIME YOU SEE THE SAME LEASES AND THE SAME
PHONE NUMBERS EVERY AUGUST AND SEPT.

i tried the lease deal one year nad it was a flop... decided to take that money over a 20 year period and own my own... so far so good... when you pay to hunt you want success and it can often be very discouraging... i like to look at MY hole out of My blind... i hope to stil be hunting at the age of 70 or i may not get the full benefit....haha.... i got kids and grands that will enjoy.... one of these days they will want to know how Pop got this thing in here....

our lease in Arkansas last year would been a real good deal except we didn't know the other half of the guys on the lease and their work situation. They worked all weekend and hunted every day during the week. While that was good for them, the weekend hunting suffered because after being pounded for 5 days straight, everything was thinned out except for new traveler birds.

so, make sure you know the group you are hooking up with and when (mornings only, all day'ers every day, etc.).

We didn't do a lease this year due to shortage of funds...looks like we picked the right year to run out of fun money since the duckies decided to give us all the head fake...they'll be here--maybe on Feb 1.

You also need to look at how many members, and what is the guest policy. "Crowding Out" is a big problem on a lot of leases.

I would also request a multiple year lease, I have had a great hole for the past three years, My agreement was that I would build the blinds, the farmer would provide the water maintance and leave some beans uncut in the field. we both upheld our part of the agreement each year, this year he leased it out from under me the day after duck season closed, so the longer the lease the better in my book.
