According to the Mississippi code of 1972, as amended, first time guests may face guest fees up to $250. Second time guests who visit within five years of the last visit, may face guest fees up to $500 dollars and vacation up to 30 days.

I think it's a go if I can just get the banker to bite in my business plan of 6200 hunts sold over 20 years at $5000 each. Heck I saw duck ground being lease from an outfit charging $100 acre for just am 80 acre block. Would this be a legit comp? Asking for a friend....

I pulled up the website and noticed that place has gotten all uppity since back in the very early 80's.
Back in the day, there weren't all those nice roads all over the place and the island was about as developed as Mogadishu (or some parts of the MS Delta
). I shot my first turkey there when I was 11 and was just hunting off Dancing Monkey Road (sad to see that excuse for a road didn't make the cut on the newest maps). Will never forget having my picture taken in front of Mr. "Hot" Howard's green trailer after the hunt and then watching as he had his picture with my jake so he could torment a friend with "his" turkey.
I'll see if I can find that picture at the house. There are so many stories from hunting and surviving that hell hole infested with mosquitoes and cottonmouths!
