If a man were moving south of Memphis
If you were moving south of Memphis, but wanted to stay in Mississippi.......where would you go? Southaven? Henando? Got a buddy headed that way, we were discussing today. He would like to "spread out" doesn't want houses on top of each other. Couple of acres would be nice......20-50 would be great. Thoughts?

Where is he going to be working and how far does he want to drive? Does he have kids, therefore is school district a consideration?

Has kids, so school distric is a factor. Private schools if necessary?
Doesn't want to live in Memphis.......45 minute max drive
Price range, depends on what he is getting.....would like to only spend $150,000.....but would go to $300,000 for the right place.
Also, this guy doesn't want to be in a neighborhood with spec houses and 1/4 acre lots.

Tate County is good around Senatobia. Be sure and get in senatobia schools, if not magnolia heights is a great option... Lots of land for sale down this way and several nice houses with land..

I would suggest either magnolia or sbec ...... i work there part time as a coach and trainer but they are high.

I don't know anything about the Memphis market and have been out of looking at appraisals for two years now but I'd think it would be hard to get 20-50 acres within an hour of Memphis in the price range he's talking about with a house already on it. I may be completely wrong on that.

It would be next to impossible to get 20 acres and a liveable house in Desoto county for $150K. That would get the land by itself thou. Sounds like he needs to look at Tate.

Just had a friend buy 30 acres in Coldwater and sending his kid to Magnolia. It was priced right and to the south of him is a big residential development with 5-20 acre lots. If he's interested shoot me a PM and I find out who it is. It's off Arkabutla Rd about 10 minutes from 55.

I saw a few places near the Byhalia road area when I was picking up something a while back. There were a few neighborhoods there going up and the lots looked to be 5-10 acres each. I drove down Goodman road for a good ways and turned right.

There are so many speculative developers that have gone bust up here that you might could swing a good deal on one of the larger estate lot type subdivisions from the bank. But it still is gonna cost more than 150K, at least with a house on it. He might look at buying some land and putting a doublewide or something on it in tate. Thats about the only way to do what he is wanting within that price range.
