Flipping first house

As a side venture I've decided to jump into the house flipping "business" if you will. Closing on my first one tomorrow. I may be overzealous with some of the things I plan on doing, but in the end it will be worth it. I plan on doing most of the work myself, some I will have to hire out as it's sometimes better to let the pro's handle certain things. (carpet installation, A/C, electrical box type work, cabinet refinishing, mudding/sanding drywall for instance) I'll try to post some pix as I go along in this transformation from a dated maintenance deferred property to an updated modernized jewel of a property.
It's better to have it and not need it, than need it and not have it.

I have been kicking this idea around for almost a year now. I am continually watching foreclosures come and go off the market that I could easily flip, but haven't pulled the trigger on it yet. I can do almost all of the carpentry work but like you would have to hire out electrical and sheetrock work. Will be interested to hear your thoughts after you get through and finalize a sale. Let us know if you think it the reward was worth the risk.

If I remember correctly, you were a real estate agent years ago. I'm sure you have a good idea how to value a house and much you can get for it. Keep us updated.
