Ask Duck South: Real Estate Comission

I know typical real estate commission on a house or similar property is 6%/

What is the typical commission on a piece of property that will require little to no effort from the agent other than to list it? I am struggling with the 6% in a case where they will basically just put a sign in front........

Why don't you just put the sign out front, then? No commission that way.

6% is the norm, but that number is actually negotiable. Like Bill said, it is a "little" more than putting a sign in the yard, but it’s never been worth it for me to pay someone 15K-20K to do something that I can do. I’ve sold 5 homes by owner so if you’re considering that route, I’ll share what has worked for me. If nothing else, plant the sign on your own. If it’s as easy as you think it will be to sell, Realtors will start calling you daily wanting to list your house. At that point, you can negotiate a lower rate. Not downing the importance of Realtors, but the ones I’ve dealt with are a notch above a used car salesman :P

I sold my last house by owner and it wasn't bad at all. Actually sold it to the first person that called about it because I had the ability to move around on the price more because there was no 6% com.

I had a good atty that provided me with all the paperwork I would need and he closed it for us.

I've always talked to the realtor and got it anywhere from 3%-5% in the contract. It really sucks for them at 3% though unless they have someone in mind to buy it. If another realtor sells it and they get 1.5% and 1.5%......that's not much money if they put anything into advertising and such.

Sell it yourself, keep your money, it's not very hard to get through the process once you get the buyer lined up

It would certainly be more interesting if real estate agents were expected to scream at strangers. I would definitely be willing to pay the commission in that case. I can visualize some nice young couple sitting in the back seat of the car with the windows down so the real estate lady can screams obscenities at neighborhood joggers.
