Financing Land w/ a home on it ???'s

Basically wondering the ins and outs of financing an existing home with up to 30 acres included. What are the general practices here or the best routes? Does the land only need to be 30-40% of the loan? down payment options? Need some info here as the neighborhood deal just isn't for me.

If you have a hometown bank with a banker you know.........give them a call. They can do it pretty much anyway you want it. You'll likely want the whole loan in one and not separate. Do you plan on doing anything with the land? Ever plan on selling any lots to family members and such?

I've talked with a few folks now. Completely forgot to mention may be selling a few acres to the inlaws.
