Ask DS...... Cell Tower Lease

Im going to meet with a rep. from verizon this afternoon about putting up a cell tower on some property that I own in Greene county. It is along hwy 63 which is two lane hiway and is a rural area. Cell reception is nonexistent in spots. Does anyone who has any experience with this especially with verizon have any advice or pros and cons or typical lease rate ideas in an area such as described?

last i heard most companies were not doing leases any more but buying instead. They pay a VERY fair price but its a take it or leave it kind of offer, or at least thats the way it all worked when we dealt with cellsouth.

This is to lease the ground to build a tower on. They contacted me about a week ago and have called a couple of times to set up a meeting but I was out of town. I didnt initiate it so I assume this is their first choice, but there I go assuming again.

How many acres do they usually lease or buy?

My inlaws have a tower in thier pasture. The company graveled about a third or half acre where the tower is and then put little fences around each guy wire. I don't know how much $ they pay.

We had family dealings with one a few years back. Then it was their way or the highway so we told them to take the highway. $250/month, for a 1/2 acre. Too many we will do this, that.

Be careful with the language about what they are willing to do "after" the contract is over. I told them that if they leave, that the property will have to be back in the condition it was before they stepped on it. One company agreed and the other said that they would not remove the concrete pads and guy wire anchor post.
