i have 140 acres wrp i am thinking about leasing out for duck season. it has 4 duck holes and a big lake. plenty ducks.. located in the delta. how much should i excpect to get for a yearly lease on this?

Location I would say. Delta area can be alot of different places in hot parts of a county then not so good parts. With a mile from each other on seperate sides of hwy 61 means a couple thousand difference.

Ask around the area its in and see what everyone else has to offer and going price. Ive seen 1 pit go as high as 8k then others for 2500, all bc of location.

Still a good bit of people looking for places. Ive got a couple groups that contact me monthly asking for me for places or people leasing.

Honestly, history means a lot but for the most part it's whatever someone is willing to pay. I've seen a place where 1,200 plus ducks a year are killed off 80 acres I've also seen 2,000 acres in a good area that seemed to have an invisible force field around it that keeps ducks away. The is no set per acre or per blind or per hole price.

+1. We've paid anywhere from 1500 for a place with no history to 12000 for a place that had a history of killing ducks...if it has not been hunted for 5 years I would not be expecting to lease it for a huge amount the first year...JMO

Ok land is not going to be for lease but it will be for sale.
Location is between linn,ms and doddsville close to sunflower river. Off hwy 442. It has three or four duck holes and a real nice lake about 4-5 acres. Lots of ducks and deer. Asking $400,000 obo. 6625880740
