Can't tell if that is Cape Romain or not, but Cape Romain through about 20 miles south, harbours some of the best duck hunting on the Atlantic Flyway. Lots of public land too (marsh hunting).

I personally wouldn't purchase or sell an easement without a lawyer drafting the paperwork--it is a very complicated area of the law.
