This 160 acre tract was formerly owned by the US Fish and Wildlife Service and was managed as habitat for wintering waterfowl as part of Theodore Roosevelt National Wildlife Refuge. This property was closed to the public and was not hunted until it went in private ownership in 2012. The US Fish and Wildlife Service owns an additional 1,150 acres within 1 mile of this tract and Delta National Forest is 5 miles south. Big Widow Bayou flows through the tract and the Big Sunflower river is approximately 1.5 miles to the northwest. The property has been developed and improved under the direction of a certified wildlife biologist. There are 2 large food plots (6+/- acres) and numerous smaller strips that are planted primarily for deer. There are 2 waterfowl impoundments (duck holes) (approximately 30 acres) with 3 water control structures that are managed for waterfowl. One half of the tract was planed in 1995 with Nuttall oak, water oak, willow oak, persimmon and cypress and the remaining half was planted in 1999. There are numerous interior roads and trails to access the property. This is a prime waterfowl, deer and small game hunting property. There is a furnished 1999 Cavalier 14X70 mobile home, 3 Bedroom, 2 Bath, Central Heat and Air, covered deck and porch that was moved to the property this year. The mobile home is sitting on a pad and is above the 100 year floodplain (Sharkey County regulations). A new treatment plant was installed.
