Choosing a piece of hunting property is a major decision for hunters. Most hunters don’t buy land but once, so it is very important they get it right that one time. Today. I will go over the major things to think about when buying your next piece of hunting property.

  • In my opinion, when you’re looking for the right piece of hunting land, I think the most crucial first step is finding the right real-estate agent. There are a lot of times when you’re not familiar with the area. The real-estate agents are the professional experts for most of the unknowns. Just like in finding a mechanic or contractor, we want to find the right person in an agent who does a great job. Find a real-estate agent that you can trust. Trust is key when dealing with a lot of unknowns as in real estate. An agent that looks out for your best interest is crucial. Also, having an understanding of what you’re looking for is a crucial aspect in finding the right piece of hunting land.
  • Another key aspect of finding that perfect piece of hunting ground, in my opinion, is the area you are looking. Neighbors are the second biggest factor in selecting a tract of land. I want to buy in an area where people are working together with the same thoughts and ideas. You can have that perfect property with all the components to grow old and harvest big, mature white tales, but if you’re not in the right area with the right neighbors, you’re going to struggle.

  • The next step is to determine what site property you can afford. You want to buy as much as possible, but you certainly don’t want to waste time looking at farms you can’t afford. Something else to consider is whether you want to build the house or a cabin on the property. If you want to build, make sure there’s good access. Also, make sure there are building sites available on the property and utilities are available.
  • After you have identified that dream property, now it’s time to call some lending institutions and see what terms are available. There are a lot of institutions offering money for recreation ground these days and the terms are all over the board. What you can afford and what you cannot afford is all up to you and the bank. At that point, you want to make an offer. Hopefully, you and the seller can get together, and 30 days later you just bought yourself a farm.

Unlike paper investments, stocks, bonds and mutual funds, land is a tangible investment. It will appreciate over time, but the real value will be determined by what you put into it. If you work hard on it, it will pay real dividends each year. If not, it will be like putting your money in a regular savings account.
